Orientation

A familiar harbour, with a different residential future taking shape.

The Corniche, Mutrah Souq and Muttrah Fort belong to the established city. They give the address its setting today. A newly marketed waterfront residence needs a second reading: the named phase, the position of its tower and the parts of the wider plan that still have to be delivered.

OMRAN’s 5 October 2026 announcement describes a Port Sultan Qaboos Waterfront project of about one million square metres, including more than 400,000 square metres of developable land. Its three-phase plan has four districts. These are masterplan figures, not the size or delivery programme of Al Yazan Phase 1A.

Life here

View the district as well as the apartment.

Corniche and souq

Walk the waterfront and the route back to the proposed building. Record the entrances and road crossings you would actually use. A harbour outlook and a convenient walk to the souq are separate benefits.

Access during construction

For a new waterfront release, ask for the current access plan as well as the final masterplan. A completed apartment and a completed surrounding promenade may have different dates.

A family’s route through Muscat

Test Muttrah against your actual workplace and school. If both are on the airport side of the city, compare the same household brief in Al Mouj or Muscat Hills before deciding that a harbour address outweighs the daily journey.

The district, the masterplan and the residence answer different questions. Keeping them separate helps you see what is already part of life in Muttrah and what your purchase depends on.

01.

The existing harbour is the starting point.

Muttrah is not a single gated development. The souq and Corniche are established public destinations; the port redevelopment adds a separate programme of buildings and spaces. Do not read a photograph of the old waterfront as evidence that a new residence or its amenities are complete.

For a home in an existing building, inspect its own parking, stairs or lift and maintenance arrangements. For a new development, ask what can be viewed on site now. Those two searches need different evidence even when the advertising uses the same Muttrah address.

02.

Read the waterfront plan as a programme.

The October 2026 OMRAN update sets out the four planned districts above. It does not give a handover date for every residence. Before relying on a planned hotel, retail street or promenade, ask which phase contains it and how that phase relates to the home you are considering.

The place can appeal to someone who wants the old harbour alongside a new apartment. The trade-off is the period when construction, access routes and services are still changing. Decide which facilities you need at move-in and which you can wait for.

03.

Use the Al Yazan pages as a family of records.

Omnia’s published collection has a Phase 1A overview and separate Tower A and Tower B pages. They describe one development and its buildings, not three independent neighbourhoods. Start with the phase overview for context, then use the relevant tower page and unit plan for the home comparison.

Record the tower, floor, orientation, internal area and separate terrace or garden area. A ground-floor duplex and a single-level apartment with the same bedroom count will use space differently. Ask for the current plan and written specification; keep phase-wide facilities separate from what is included in the residence.

Ownership & rules

Who can own
Check ownership eligibility and title for the specific home before reserving. Ask for the scheme’s approval, the exact title or usufruct instrument, and written confirmation that it is available to a buyer in your circumstances. The homes listed here do not all use the same ownership route.
What you hold
Check the specific home’s approval, ownership eligibility and title or usufruct before reserving.
Residency
The Royal Oman Police provides a two-year residence-visa service for owners of residential units in Integrated Tourism Complexes. Separately, the Ministry of Commerce, Industry and Investment Promotion describes a renewable ten-year Golden Residency programme with a minimum investment of OMR 200,000; its property route covers ready-made units in ITCs. Confirm the applicable route, the specific home and the application requirements before relying on residency as part of a purchase.
Taxes
Request an itemised quotation for the selected home showing the price in Omani rials, whether VAT is included or payable, registration and other transaction charges, the payment schedule and ongoing service charges. Confirm the current treatment with the developer and your Omani legal or tax adviser before paying.

Rules and figures reflect the framework as last verified, 21 October 2026, and can change. Your advisor confirms the current position, and the tenure of a specific scheme, before you commit.

The wider picture

Muscat

The city

Muscat

Life here is led by water and mountains rather than skyline: the marina and beach at Al Mouj, fairways at Muscat Hills, the coves of Muscat Bay, all within reach of an international airport and the old town. It is a smaller, supply-constrained market by design, lifestyle-led and patient rather than fast, and that is the appeal. Savills recorded rents holding firm through Q3 2025, with Al Mouj two-bed apartments up around 6% in the quarter, while the pipeline at Aida and continued handovers at Al Mouj give the next few years a clear shape. This is where the case for living somewhere and the case for owning there have begun to meet.

Frequently asked

Before you enquire.

Is the new waterfront already complete?

The Corniche and souq are existing destinations. OMRAN’s October 2026 announcement describes a three-phase redevelopment with four planned districts. Check completion and access for the specific phase and home.

Are Al Yazan Phase 1A, Tower A and Tower B separate projects?

They are the phase overview and building records within the same development. Compare tower and unit details without counting the overview as another supply of homes.

Does the waterfront plan determine the price of an Al Yazan home?

A masterplan does not provide a unit quotation. Use the selected tower, floor plan, area and dated offer. The existing development pages are the place to start a specific enquiry.
