The Sustainable City - Yiti brings apartments, garden homes and serviced waterfront residences into one masterplanned setting on the coast of Muscat, Oman. Its three residential districts answer different briefs. The Plaza puts an apartment above the community’s retail and dining streets. Sustainable District Villas offer private gardens and a choice between semi-detached Courtyard homes and detached Garden homes. Nikki Beach Residences at The Arc places two to four bedroom apartments, duplexes and penthouses beside the marina. The useful starting point is the home you want to live in, followed by the district, layout and ownership costs that suit it.

Who develops The Sustainable City - Yiti?

The project company is Sustainable Development & Investment Company, known as SDIC. OMRAN Group’s September 2026 announcement identifies it as a joint venture between OMRAN Group and SEE Holding. Diamond Developers, part of SEE Holding, is the development name behind The Sustainable City model. OMRAN Group is Oman’s national tourism development company. These roles matter: Yiti is the community and sales identity; SDIC is the project company; the shareholders and development group sit behind delivery. Nikki Beach supplies the hospitality brand associated with The Arc, with different branding tiers across its collections.

The residential portfolio

The Plaza has one, two and three bedroom apartments in the current sales catalogue. Its studio type is marked sold out. Sustainable District Villas includes three and four bedroom Courtyard villas in the West District and four bedroom Garden villas in the East District. Nikki Beach Residences at The Arc contains 132 residences across Oria, Onda and Opal. That is the total scheme, not the number remaining for sale. Sustainability in the daily routine

Yiti targets net-zero emissions by 2040. Renewable energy, efficient cooling, recycled irrigation water, productive landscaping and electric mobility form part of the proposed operating model. The practical questions are household questions: how the home stays comfortable, where the car is parked, how children reach community facilities, and what bills remain. A citywide target should be read separately from the specification and performance of a particular home. Villa service-charge arrangements also differ from the Plaza’s advertised five-year exemption and The Arc’s serviced-residence terms.

Current delivery context

On 30 September 2026, OMRAN Group announced an OMR 38.5 million financing agreement between SDIC and IFC for The Plaza. IFC describes a programme of 1,225 apartments plus retail and commercial space. The developer’s current Plaza page gives December 2027 as the handover target; earlier announcements referred to earlier dates. Omnia therefore checks the selected building and residence against the current written schedule. The financing announcement provides current project context and does not establish how many homes are available.
