Da Vinci Tower is a residential building in Business Bay, Dubai, sitting directly on the Dubai Water Canal. It is the world's first residential project with interiors designed by Pagani Automobili, the Italian hypercar marque. The building is Tower B of the existing J One twin-tower development, originally built by RKM Real Estate and once marketed as Utopia Residences; Dar Global, the developer, re-fitted Tower B with Pagani interiors. It holds about 80 homes across 19 residential floors, ranging from one to four bedrooms up to a penthouse of roughly 7,000 square feet (about 650 square metres).

The address is Business Bay, the commercial district that runs along the canal beside Downtown Dubai. Dar Global and Pagani marketing copy describes the location as Downtown Dubai, but the registered community and every property portal place it in Business Bay, adjacent to Downtown across the water. The Dubai Mall and the Dubai Fountain are about a nine-minute drive; Dubai Marina is about twenty minutes. The whole district is a designated freehold area registered with the Dubai Land Department, which means a buyer of any nationality can own outright.

The launch press release cited two-bedroom homes from about 2,100 square feet, roughly 195 square metres, up to a penthouse of about 7,000 square feet, roughly 650 square metres. Dar Global states an overall range of 77 to 398 square metres. The exact bedroom split of any live listing is confirmed per unit.

Interiors in the Pagani design language

Pagani Automobili designed the interiors and a line of branded furniture for the homes, using the marque's material vocabulary: marble, carbon-fibre accents, leather and stained-oak finishes. This is the first residential project anywhere to carry Pagani interiors. Pagani licenses the design; Dar Global is the developer and built the homes.

Because the tower is complete and trading on resale, the pool of buyers for a branded home is narrower than for a mainstream building, which can affect resale speed and price. Dubai's large 2025 to 2027 handover pipeline is a further supply-side counterweight worth weighing before you commit.

Homes are priced and sold in dirhams, which are pegged to the US dollar. Secondary-market entry sits in the AED 6.5 million to 6.8 million band, running up to AED 24.5 million for the largest homes. The sterling figures shown are a guide only at roughly 1 dirham to 0.205 pounds, so a sterling buyer's cost moves with the exchange rate.

Payment

Because the tower is complete and trading on resale, a typical resale purchase is settled on transfer rather than on a developer instalment plan. Brokers separately cite launch-era plans (a 60/40 structure, and a post-handover plan of 20 percent down, 30 percent on handover and 50 percent over 24 months), but these are agent-published and not confirmed by Dar Global. Treat any plan as indicative only; we confirm the actual payment basis per reservation.
