A Dar Global tower carrying the Trump name on Sheikh Zayed Road, sold off-plan to a 2031 handover.

One advisor, start to finish.
Speak with an advisorTrump International Hotel & Tower Dubai: 572 branded residences on Sheikh Zayed Road by Dar Global, one to four beds from AED 2,542,000, freehold, off-plan to 2031.
Trump International Hotel & Tower Dubai is an 80-storey, 350-metre tower on Sheikh Zayed Road, at the entrance of Downtown Dubai and adjacent to the Shangri-La Hotel. It combines a five-star Trump-branded hotel on the lower 18 floors, a two-floor members-only club called The Trump, and 572 branded residences above. Homes run from one-bedroom apartments through two- and three-bedroom apartments to four-bedroom duplex penthouses. The lowest verified unit on the developer's own price list is a one-bedroom with a Burj Khalifa view at AED 2,542,000, a guide of about 521,000 pounds. The project was announced on 29 April 2025 and is the Middle East's first Trump International Hotel & Tower.
The address matters here. Authoritative sources place the tower on Sheikh Zayed Road at the entrance of Downtown, in the Dubai Land Department sub-community of Trade Centre First. Some third-party portals still mislabel it Palm Jumeirah or Business Bay; both are wrong and trace back to a separate, cancelled 2008 Trump project on the Palm. This is a new building. It is off-plan and early-stage: enabling and foundation works began on site in December 2025, and completion is targeted for December 2031, a long horizon you will hold capital against.
Omnia represents you, not the developer or the brand. Homes here are priced and sold in dirhams, which are pegged to the US dollar, so a sterling buyer's cost moves with the exchange rate; we quote pounds only as a guide at about 1 dirham to 0.205 pounds. Before you commit we confirm the unit, the floor, the view, the price and the payment schedule in writing. The payment plan runs 20/70/10.

The residences
The 572 residences sit above the hotel and members-only club, running from one-bedroom apartments to four-bedroom duplex penthouses. Sizes below are converted to square metres from the developer's price list and stated residence range; finish detail beyond the Trump brand identity should be confirmed against the reservation pack.

The entry homes, with Burj Khalifa or sea views, run from about 71 to 82 square metres (roughly 764 to 883 square feet). The lowest verified price on the developer's price list is a Burj Khalifa-view one-bedroom at AED 2,542,000, a guide of about 521,000 pounds.
Two-bedroom apartments run about 109 to 147 square metres (roughly 1,171 to 1,585 square feet) and three-bedrooms about 153 to 203 square metres (roughly 1,642 to 2,184 square feet). Gulf News reported two-bedrooms from about AED 3.8M and three-bedrooms from about AED 6.3M at launch, consistent with the price ladder.
The penthouses are four-bedroom duplexes of about 702 to 717 square metres (roughly 7,560 to 7,720 square feet), with the top of the range around AED 73.7M. Two signature sky-pool penthouses are described as inspired by the Trump Tower Fifth Avenue penthouse.
Residences carry the Trump brand identity, and the building lists features such as private elevators on the upper homes. We hold back specific finish, appliance and material claims that appear only in legacy marketing; those are confirmed against the developer's reservation pack rather than stated as fact here.
The tower holds 572 residences, rising above the hotel floors.

Why this address
The lowest verified unit on Dar Global's own price list is a one-bedroom with a Burj Khalifa view at AED 2,542,000, a guide of about 521,000 pounds. The range runs through two- and three-bedroom apartments to four-bedroom duplex penthouses. A landing-page figure of 'from AED 2,700,000' and a separate 'from AED 1.7M' banner both circulate; no unit in the developer's price table sits below AED 2,542,000, so that is the entry price we use.
The tower sits in a Dubai designated freehold area, so foreign buyers can hold 100 percent ownership, registered with the Dubai Land Department. A transfer fee of about 4 percent is due to the DLD on completion. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa, which the entry price clears. The UAE levies no personal income tax and no capital gains tax.
This is an off-plan, early-stage build. It was announced on 29 April 2025; the enabling and foundation works contract went to Edrafor Emirates LLC and on-site works began in December 2025. Completion is targeted for December 2031. The developer is Dar Global, the London-listed (LSE: DAR) international arm of Saudi Arabia's Dar Al Arkan, which carries delivery.
The Trump Organization licenses the Trump name, the brand and the hotel and members-club operating identity. It does not build. Dar Global develops and carries delivery. This is the fifth Dar Global and Trump collaboration and the Middle East's first Trump International Hotel & Tower. Claims that the Trump Organization co-develops the project conflate it with the cancelled 2008 Palm Jumeirah tower and are incorrect.
The building is 80 storeys and 350 metres tall, designed by Nikken Sekkei. The lower 18 floors are a five-star Trump hotel, two floors hold the members-only club The Trump, and the 572 branded residences sit above. Residents are described as receiving priority access to the club.
The tower stands on Sheikh Zayed Road at the entrance of Downtown Dubai, next to the Shangri-La Hotel, with direct views toward the Burj Khalifa. Dubai International Airport is about 15 to 20 minutes by car. Portal labels of Palm Jumeirah or Business Bay are incorrect for this building.
Omnia represents you, not the developer. We confirm the unit, floor, view, price and payment schedule in writing. We state no yield or growth projection, because none is verified.

Availability
Ownership & how to buy
The tower sits in a Dubai designated freehold area, so foreign buyers can hold 100 percent freehold ownership, registered with the Dubai Land Department in the Trade Centre First sub-community. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa, which the AED 2,542,000 entry price clears. Off-plan instalments are protected by RERA escrow.
Homes are priced and sold in dirhams, which are pegged to the US dollar. The verified floor is AED 2,542,000 for a one-bedroom. Sterling figures are a guide only, at about 1 dirham to 0.205 pounds, so a sterling buyer's actual cost moves with the exchange rate.
The payment plan is 20 percent on booking, 70 percent across construction milestones, and 10 percent on handover, a staged 20/70/10 plan confirmed by the official price list and launch coverage. Because the build runs to December 2031, most of the price is paid across construction. We confirm the exact schedule per reservation.
A Dubai Land Department transfer fee of about 4 percent is due on completion. The UAE levies no personal income tax and no capital gains tax. A service charge will apply.

In detail
The tower stands on Sheikh Zayed Road at the entrance of Downtown Dubai, in the Trade Centre First sub-community, directly next to the Shangri-La Hotel. The position puts the Burj Khalifa and the Downtown skyline within direct view and a few minutes away. Dubai International Airport sits roughly 15 to 20 minutes by car. This is a main-artery Downtown-edge address rather than a waterfront or golf setting, and the verified drive times are the ones to plan around; legacy marketing figures for visitor counts and metro times are not used here.
Among the five Dar Global projects in the UAE, this is the Trump-branded tower and the only one of the group that is hotel-led and city-centre. It differs plainly from D-Villas at Jumeirah Golf Estates, which is Dar Global's own-brand golf villa product, and from DG1 in Business Bay, an own-brand Gensler tower. It is not the Pagani-interior Da Vinci Tower, which is a completed building now trading on resale, nor The Astera on Al Marjan Island in Ras Al Khaimah, which carries Aston Martin interiors. Trump International is the longest-dated of the set, with a stated Q4 2031 handover, and it is the only one anchored by an operating Trump hotel and the members-only club The Trump.
Dar Global is the developer and carries delivery. It is the international arm of Saudi Arabia's Dar Al Arkan, established in 2017 and listed on the London Stock Exchange (LSE: DAR) in February 2023, the first Saudi company to join the LSE Main Market, with Dar Al Arkan as controlling shareholder. Its Gulf portfolio includes AIDA at Yiti in Muscat, Trump Tower and Trump Plaza in Jeddah, Amaya in Jeddah and Rayana at Wadi Safar in Diriyah. For this project the two-party structure is explicit: the Trump Organization licenses the Trump name, the brand and the hotel and members-club operating identity; it does not build. This is the fifth Dar Global and Trump collaboration. Dar Global's self-reported portfolio and unit totals are not stated as fact.
The residences run from one to four bedrooms across the floors above the hotel and club. Developer material states a residence range of about 109 to 722 square metres, which equates to roughly 1,173 to 7,772 square feet; the more granular price list puts the smallest one-bedrooms from about 764 to 883 square feet, or roughly 71 to 82 square metres. Two-bedroom apartments run about 1,171 to 1,585 square feet (about 109 to 147 square metres), three-bedrooms about 1,642 to 2,184 square feet (about 153 to 203 square metres), and the four-bedroom duplex penthouses about 7,560 to 7,720 square feet (about 702 to 717 square metres). Two signature sky-pool penthouses are described as inspired by the Trump Tower Fifth Avenue penthouse. Interiors carry the Trump brand identity; finish specifics beyond that should be confirmed against the reservation pack rather than legacy copy.
On demand and investment, the honest picture is mixed. The Trump name and the hotel-led format give the building a clear identity and a 20/70/10 payment plan. Against that, completion is more than five years out, which means extended off-plan capital exposure and the usual delivery risk on an early-stage build; Dubai also has a large residential handover pipeline through 2025 to 2027 that is a real supply-side counterweight. Pricing is in dirhams pegged to the dollar, so a sterling buyer carries exchange-rate risk. A branded tower typically sells at a step above comparable unbranded stock, and a branded resale pool is narrower. We state no yield, no resale or capital-growth projection and no brand-uplift figure, because none is verified.
