Overview

Binghatti Starlight is an Al Jaddaf freehold tower with the developer's hexagonal facade: studios to two-bed homes from AED 850,000, nearing handover on a 20/50/30 plan.

Binghatti Starlight is a single 25-storey residential tower in Al Jaddaf, a waterfront district on the Dubai Creek inside the Dubai Healthcare City Phase 2 corridor. It is the work of Binghatti Developers and carries the firm's signature hexagonal facade. The structure runs three basement levels, ground, a mezzanine, two podium levels, twenty residential floors, and a rooftop. Homes start as studios and rise to one and two-bedroom apartments, with some two-bedroom duplexes in the mix. Prices begin at AED 850,000 for a studio, a guide of about 174,000 pounds at the rate used here.

The location is the practical draw. Al Jaddaf Metro Station and the Creek itself are both about three minutes away, Dubai Healthcare City about five, and Downtown Dubai with Burj Khalifa is roughly five to thirteen minutes by road. Dubai International Airport sits around nine to fifteen minutes out. Al Jaddaf was designated a freehold area for all nationalities by the Dubai Land Department in January 2025, which is what makes a foreign-owned purchase here straightforward and registrable in your name.

A note on how we work. Omnia represents you, the buyer, not Binghatti. We confirm the build stage, the exact unit and floor, the size, the price, the payment schedule, and the service charge in writing before you commit anything. The completion target is the first quarter of 2026, with some agent feeds citing the second quarter, and as of late June 2026 we have not seen an independent completion certificate or a developer handover notice, so we treat the tower as under construction and near handover rather than delivered. Homes are priced and sold in dirhams, which are pegged to the US dollar, so a sterling budget moves with the exchange rate. We hold the developer to written terms.

Studios

Studios start at AED 850,000 and run about 39 to 59 square metres. This is the entry point to the tower and the most heavily listed type on the secondary market as the building nears handover.

One-bedroom apartments

One-bedroom homes run about 68 to 127 square metres, indicatively from around AED 1.25 million. That price band is drawn from agent feeds rather than the developer page, so we confirm the live figure per unit before you reserve.

Two-bedroom apartments and duplexes

Two-bedroom homes run about 92 to 245 square metres, indicatively from around AED 1.9 to 2 million, with the upper sizes reflecting larger layouts and some two-bedroom duplexes. Duplex availability is limited; we confirm specific units against the live list.

Structure and parking

The tower is arranged across three basement levels, ground, a mezzanine, two podium levels, twenty residential floors and a rooftop. Covered parking is provided, with the residential floors sitting above the podium levels. We confirm the parking allocation for a given unit in writing.

Finish

Homes are delivered to Binghatti's standard apartment specification with the firm's contemporary interior treatment. We do not assert a fixed furnishing or appliance package beyond what the developer confirms in writing, and we obtain the finish schedule for your chosen unit before you commit.

Why this address

The case for it.

From AED 850,000, freehold, visa-eligible at AED 2m

Studios start at AED 850,000, a guide of about 174,000 pounds. Title is freehold with 100% foreign ownership, registered with the Dubai Land Department; Al Jaddaf was designated freehold for all nationalities in January 2025. A purchase at AED 2,000,000 or more supports a renewable ten-year UAE Golden Visa for owner and family.

Near handover, built by Binghatti

The developer target is the first quarter of 2026, with some agent feeds citing the second quarter. As of late June 2026 we have seen no independent completion certificate or handover notice, so we treat it as under construction and near handover. The developer is Binghatti, DLD Developer No. 1051, with an in-house design.

The hexagonal-facade Al Jaddaf tower

Starlight is the smaller Binghatti Al Jaddaf tower carrying the firm's signature hexagonal facade: 25 storeys with 20 residential floors, studios to two-bed including some two-bed duplexes. It stops at two bedrooms, unlike the larger Al Jaddaf scheme Binghatti Ghost, and carries no external branded marque.

Creekside, three minutes from the Metro

The tower sits on Dubai Creek in the Dubai Healthcare City Phase 2 corridor. Al Jaddaf Metro Station and the Creek are each about three minutes away, Dubai Healthcare City about five, and Downtown Dubai with Burj Khalifa roughly five to thirteen minutes by road.

A 20/50/30 payment plan

The payment plan is 20% on booking, 50% during construction and 30% on handover. Given the near-handover stage, we confirm the live schedule and any remaining construction milestones in writing before you commit.

No UAE income or capital gains tax

The UAE levies no personal income tax and no capital gains tax on residential property. The standard DLD transfer fee of about 4% applies on purchase, and a service charge applies once the building is operating.

Omnia represents you, not Binghatti

We verify the build stage, exact unit, floor, size, price, payment schedule and service charge in writing before you commit, and we hold the developer to those written terms. We make no yield or growth projection and exclude the legacy listing's unsupported figures.

Ownership & how to buy

How ownership works.

Who can own

Title is freehold with 100% foreign ownership, registered with the Dubai Land Department. Al Jaddaf was designated a freehold area for all nationalities by the DLD in January 2025, so a foreign buyer can own here outright. A purchase at AED 2,000,000 or more supports a renewable ten-year UAE Golden Visa for the owner and family. RERA escrow rules protect off-plan instalments.

Currency and price basis

Homes are priced and sold in dirhams, which are pegged to the US dollar. The studio floor is AED 850,000. Sterling figures are a guide only and move with the exchange rate; the guide here uses about 1 dirham to 0.205 pounds, which puts the studio at roughly 174,000 pounds.

Payment

The payment plan is 20% on booking, 50% during construction and 30% on handover, a 70/30 split. Because the tower is at or near handover, the remaining construction portion may be limited; we confirm the live schedule and the precise amounts due per stage in writing before you commit.

Costs and fees

A DLD transfer fee of about 4% applies on purchase. The UAE levies no personal income tax and no capital gains tax. A service charge applies once the building is operating.

In detail

A closer reading.

Binghatti Starlight stands in Al Jaddaf, on the Dubai Creek and within the Dubai Healthcare City Phase 2 corridor. The address puts it close to the water and close to the Metro: Al Jaddaf Metro Station and the Creek are each about three minutes away, and Dubai Healthcare City is about five. By car, Downtown Dubai and Burj Khalifa are roughly five to thirteen minutes depending on the route, Business Bay about twelve, and Dubai International Airport about nine to fifteen. Sheikh Rashid Road and the wider road network connect the district to the central business areas without crossing the city. This is an established creekside corridor rather than a fringe plot, which matters for both daily life and resale.

Within the Binghatti family, Starlight is defined by its Al Jaddaf address and the firm's hexagonal facade treatment. It sits in the same district as Binghatti Ghost, which is a larger Al Jaddaf scheme of around 770 homes running studio to three-bed, and Binghatti Ivory and the core Binghatti tower work nearby. Starlight is the smaller, hexagonal-facade tower: 25 storeys with 20 residential floors, and a home range that stops at two bedrooms, including some two-bedroom duplexes, rather than extending to three. It is distinct from the JVC tower Binghatti Royale, from the three-tower Business Bay scheme Skyrise, and entirely separate from the branded towers in Business Bay and Downtown such as the Bugatti, Jacob & Co and Mercedes-Benz collaborations. Starlight carries no external marque: the design is Binghatti's own. The tower holds around 450 to 510 homes.

Binghatti is an established Dubai developer, not a new entrant. The company was founded in 2008 by Dr. Hussain BinGhatti Aljbori and named after his late father; his sons run it today, with Muhammad BinGhatti as Chairman and head of architecture. It is registered with the Dubai Land Department as Developer No. 1051 and has a multi-year handover record across several freehold communities, most heavily in Jumeirah Village Circle, and also in Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and the wider Dubailand area. The firm is genuinely known for a fast build pace and a high launch cadence, with several projects reported as completed ahead of schedule; the DLD named it Fastest-Growing Real Estate Developer in 2022, though that is a marketing accolade rather than an independent performance metric. Binghatti also runs design collaborations with Bugatti, Mercedes-Benz and Jacob & Co, but Starlight is not one of them. We flag that headline totals for units delivered, project count and portfolio value are self-reported and conflict across sources, so we describe the record qualitatively and do not state a figure as fact.

The residences run from studios to two-bedroom apartments, with some two-bedroom duplexes. Sizes span roughly 39 to 245 square metres overall: studios about 39 to 59 square metres, one-bedroom homes about 68 to 127, and two-bedroom homes about 92 to 245, where the upper end reflects the larger layouts and duplexes. The from-price is AED 850,000 for a studio, with one-bedroom homes indicatively from about AED 1.25 million and two-bedroom homes from about AED 1.9 to 2 million; those higher bands come from agent feeds rather than the developer page, so we treat them as indicative and confirm the live price per unit. Amenities include swimming pools with a rooftop infinity pool, a gym with an outdoor fitness and yoga area, a padel court and jogging track, landscaped gardens, a BBQ area, indoor and outdoor kids play areas, ground-floor retail, concierge, covered parking and 24/7 security. We confirm the exact unit, floor, layout and finish schedule in writing before you reserve.

On the investment picture, we set out the counterweights plainly and make no projections. We do not quote a rental yield or a capital-growth figure for Starlight; the legacy listing's yield and appreciation numbers are not supported and we exclude them. The genuine positives are concrete: a freehold title in a January 2025 freehold district, a near-handover stage that shortens the wait, and a developer with a real handover record and fast-build reputation. The genuine cautions are also concrete: completion is not independently confirmed, so timing carries delivery risk until a certificate is issued; Dubai has a large handover pipeline through 2025 to 2027 that is a real supply-side counterweight; a service charge will apply once the building operates; per-type prices above the studio are indicative; and because homes are priced in dirhams, a sterling buyer carries exchange-rate exposure. A purchase at AED 2,000,000 or more supports a renewable ten-year UAE Golden Visa, and the UAE levies no personal income tax and no capital gains tax.

Questions & answers

What buyers ask us.

What does a home at Binghatti Starlight cost?

Studios start at AED 850,000, a guide of about 174,000 pounds. One-bedroom homes are indicatively from around AED 1.25 million and two-bedroom homes from around AED 1.9 to 2 million, though those higher bands come from agent feeds rather than the developer page, so we confirm the live price per unit before you reserve.

Can a foreign buyer own here, and does it qualify for the Golden Visa?

Yes. Title is freehold with 100% foreign ownership registered with the Dubai Land Department; Al Jaddaf was designated freehold for all nationalities in January 2025. A purchase at AED 2,000,000 or more supports a renewable ten-year UAE Golden Visa for owner and family.

Is the building finished?

The developer target is the first quarter of 2026, with some agent feeds citing the second quarter. As of late June 2026 we have not seen an independent completion certificate or a developer handover notice, so we treat it as under construction and near handover rather than delivered. We confirm the live stage before you commit.

How is Starlight different from the other Binghatti Al Jaddaf towers?

Starlight is the smaller hexagonal-facade tower: 25 storeys, 20 residential floors, studios to two-bed including some duplexes. It stops at two bedrooms, unlike the larger Al Jaddaf scheme Binghatti Ghost of around 770 homes running studio to three-bed. It carries no external branded marque; the design is Binghatti's own.

How many homes are in the tower?

The tower holds around 450 to 510 homes across 20 residential floors.

What is the payment plan?

The payment plan is 20% on booking, 50% during construction and 30% on handover. Given the near-handover stage, the construction portion may be limited; we confirm the live schedule and amounts due in writing.

Who is the developer?

Binghatti, founded in 2008 and registered with the DLD as Developer No. 1051. It is an established Dubai developer with a multi-year handover record across communities including JVC, Business Bay, Al Jaddaf, Dubai Silicon Oasis and Liwan, and a genuine fast-build reputation. We note that its headline unit and portfolio totals are self-reported and inconsistent, so we do not state them as fact.
