Overview

Binghatti Ivory is a now-completed 25-storey tower in Al Jaddaf, Dubai, with 331 freehold studios and one to two-bedroom apartments. Studios start at AED 830,000.

Binghatti Ivory is a 25-storey residential tower in Al Jaddaf, part of Dubai Healthcare City Phase 2 and a short drive from Dubai Creek. It holds 331 apartments across a focused range: 76 studios, 177 one-bedroom homes and 78 two-bedroom homes, plus a single ground-floor retail unit. Studios start at AED 830,000, which is about 170,000 pounds on the guide rate used here. The building is freehold, registered with the Dubai Land Department, and open to buyers of any nationality.

The tower's launch window closed in late 2025, and as of mid-2026 it reads as ready and handed over rather than mid-construction. That changes what you are buying. Where many Binghatti towers sell off-plan from a show suite, here a buyer can inspect a finished building, walk the actual apartment, and judge the views and finish in person. Part of the live market is now resale, with secondary transactions appearing on the major Dubai portals, so this is a completed home rather than a promise on a payment plan.

Al Jaddaf sits within easy reach of Downtown Dubai, the wider healthcare district and Dubai International Airport. Homes here are priced and sold in dirhams, which are pegged to the US dollar, so a sterling buyer's real cost moves with the exchange rate; the pound figures on this page are a guide only. Omnia represents you, not the developer. We confirm the unit, the service charge, the exact price and the title position in writing before you commit, and on a completed building we can arrange a physical viewing rather than relying on renders.

Studios, about 44 square metres

Seventy-six studios, running about 469 to 473 sqft, roughly 44 square metres. This is the entry layout, from AED 830,000, and the same studio entry price as the larger Binghatti Ghost in Al Jaddaf.

One-bedroom apartments, about 70 to 73 square metres

One hundred and seventy-seven one-bedroom homes, the largest share of the tower, running about 753 to 785 sqft. Agency-quoted one-bedroom asking prices have started around AED 1,299,999, which is a marketing figure rather than a developer price list, so we confirm the live figure per unit.

Two-bedroom apartments, about 117 square metres

Seventy-eight two-bedroom homes, running about 1,254 to 1,260 sqft, with the largest marketed layouts quoted up to about 136 square metres. The range stops here: there are no three-bedroom or larger apartments.

Finish and balconies

Every apartment has a signature Binghatti balcony, with porcelain flooring, floor-to-ceiling windows and fitted kitchens; finish and furnishing vary by unit.

Parking

Parking is covered, across the building's three dedicated parking levels above the two basement levels. We confirm the allocation tied to a specific apartment before you commit.

Why this address

The case for it.

Freehold from AED 830,000, with the Golden Visa route

Studios start at AED 830,000, about 170,000 pounds on the guide rate. Ownership is freehold and open to all nationalities, registered with the Dubai Land Department. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and family.

Finished and handed over, by Binghatti

Binghatti Ivory's launch window has passed, and as of mid-2026 it reads as ready and handed over rather than mid-construction. The developer is Binghatti Developers, an established Dubai builder registered with the DLD as Developer No. 1051. You can inspect a finished building rather than buy from renders.

A small, two-bedroom-capped Al Jaddaf tower

Ivory is one of the more compact Binghatti towers: 25 storeys, 331 apartments, with the range stopping at two bedrooms. That distinguishes it from the larger 770-home Binghatti Ghost next to it in Al Jaddaf, which runs up to three bedrooms.

Built around access, not seclusion

Verified drive times put The Dubai Mall at about 9 minutes, Downtown Dubai and Dubai Healthcare City at about 10 minutes, and Dubai International Airport at about 15 minutes. Al Jaddaf sits near Dubai Creek with waterfront walking paths.

No third-party brand line

Unlike Binghatti's separately branded towers, Bugatti Residences, Burj Binghatti Jacob & Co and Mercedes-Benz Places, Ivory carries no licensed design marque. Binghatti is both developer and brand here, so you are not paying a third-party branding line.

Part resale, part launch

Because the building is complete, some of the live market is secondary resale priced by individual sellers, not a developer launch list. We confirm the live price, the title position and comparable evidence for the specific home before you commit.

Ownership & how to buy

How ownership works.

Who can own

Al Jaddaf was designated a freehold area for all nationalities by the Dubai Land Department in January 2025. Buyers of any nationality can hold full title, registered with the DLD. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and immediate family.

Currency and price basis

Homes are priced and sold in dirhams, which are pegged to the US dollar. The studio floor is AED 830,000. The pound figures here use a guide of about 1 dirham to 0.205 pounds, so a sterling buyer's real cost moves with the exchange rate. Treat the pound numbers as a guide, not a quote.

Payment

The off-plan payment plan was 20 percent on booking, 50 percent during construction and 30 percent on handover, with an alternative 20/80 option at launch. As the tower is now at or past handover, terms on a secondary purchase are set between buyer and seller.

Costs and fees

Budget for the Dubai Land Department transfer fee of about 4 percent of the price. The UAE levies no personal income tax and no capital gains tax. A service charge applies to the building.

In detail

A closer reading.

Binghatti Ivory stands in Al Jaddaf, within Dubai Healthcare City Phase 2, close to the bend of Dubai Creek. Al Jaddaf was designated a freehold area for all nationalities by the Dubai Land Department in January 2025, which is what allows foreign buyers to hold full title here. The location trades on access rather than seclusion: the verified drive times put The Dubai Mall at about 9 minutes, Burj Khalifa and Downtown Dubai at about 10 minutes, Dubai Healthcare City at about 10 minutes, the Jumeirah beach area at about 12 minutes, and Dubai International Airport at about 15 minutes. Sheikh Rashid Road and the Creek-side network feed the district, and the area carries waterfront walking paths.

Among Binghatti's towers, Ivory is one of the smaller and quieter ones, and its defining trait is that it is finished. It runs to 25 storeys: 2 basement levels, 3 parking levels, 20 residential floors and a roof level, with one ground-floor retail unit. Its 331 apartments stop at two bedrooms, with no three-bedroom or larger layouts. That sets it apart from its siblings by name: Binghatti Ghost is a far larger 770-home Al Jaddaf tower that runs up to three bedrooms; Binghatti Starlight is the Al Jaddaf tower known for its hexagonal facade; Binghatti Royale sits over in Jumeirah Village Circle; and Binghatti Skyrise is a three-tower, 3,333-home scheme in Business Bay. Ivory shares the same AED 830,000 studio entry price as Ghost, which is a verified overlap in studio pricing, not a duplicated figure. Unlike the branded towers, Bugatti Residences, Burj Binghatti Jacob & Co and Mercedes-Benz Places, Ivory carries no third-party design marque: Binghatti is both developer and brand here.

Binghatti Developers is an established Dubai builder, founded in 2008 by Dr. Hussain BinGhatti Aljbori and named after his late father. The family principals run it today, with Muhammad BinGhatti as Chairman and head of design. It is privately held, registered with the Dubai Land Department as Developer No. 1051, and is not listed on any stock exchange. Its handover record is genuine and multi-year, spread across Jumeirah Village Circle, Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and the wider Dubailand area, and it is known for a fast build cadence; the Dubai Land Department named it Fastest-Growing Real Estate Developer in 2022, which is a marketing accolade rather than an independent performance metric. We treat the company's headline totals for units delivered, project count and portfolio value with caution, because they are self-reported and conflict across sources, so we do not state them as fact. For Ivory specifically there is no branded partner: it is wholly a Binghatti project.

The residences are arranged as a clear three-step ladder. Studios run about 469 to 473 sqft, roughly 44 square metres. One-bedroom apartments run about 753 to 785 sqft, roughly 70 to 73 square metres. Two-bedroom apartments run about 1,254 to 1,260 sqft, roughly 117 square metres, with the larger marketed layouts quoted up to about 136 square metres. Every apartment carries a signature Binghatti balcony. Interiors carry porcelain flooring, floor-to-ceiling windows and fitted kitchens; finish and furnishing vary by unit. Parking is covered across the building's parking levels.

On demand and value, the honest picture is mixed. The case for Al Jaddaf is real access to Downtown Dubai, the healthcare district and the airport, plus full freehold ownership. The counterweights matter just as much. Because the tower is complete, part of the market is now resale, where pricing is set by individual sellers rather than a launch list, and recent secondary asking prices have run well above the launch entry figures. Dubai also has a large handover pipeline through 2025 to 2027, which is a genuine supply-side counterweight to weigh on both price and rent.

Questions & answers

What buyers ask us.

How much does an apartment at Binghatti Ivory cost?

Studios start at AED 830,000, about 170,000 pounds on the guide rate used here. Agency-quoted entry prices have run from around AED 1,299,999 for one-bedroom homes and around AED 1,999,999 for two-bedroom homes, but those are marketing figures rather than a developer price list. Because part of the market is now resale, we confirm the live price for a specific apartment before you commit.

Can a foreign buyer own here, and does it qualify for the Golden Visa?

Yes. Al Jaddaf was designated a freehold area for all nationalities by the Dubai Land Department in January 2025, so a foreign buyer can hold full title. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and family.

Is the building finished?

The launch-era completion window was Q4 2025 to early 2026, and as of mid-2026 that window has passed. The building reads as ready and handed over, with active secondary transactions appearing on the major Dubai portals. No single source explicitly confirms handover is fully complete, so we verify the exact status before you proceed and, on a completed building, can arrange a physical viewing.

How is Ivory different from the other Binghatti towers?

Ivory is one of the smaller towers, with 331 apartments capped at two bedrooms, and it is finished rather than off-plan. Binghatti Ghost is a much larger 770-home Al Jaddaf tower that runs to three bedrooms, Starlight is the hexagonal-facade Al Jaddaf tower, Royale sits in Jumeirah Village Circle, and Skyrise is a three-tower scheme in Business Bay. Ivory shares Ghost's AED 830,000 studio entry price, which is a real overlap.

Are the apartments furnished?

Porcelain flooring, floor-to-ceiling windows and fitted kitchens, and every apartment has a Binghatti balcony. Finish and furnishing vary by unit.

What is the payment plan?

The off-plan plan was 20 percent on booking, 50 percent during construction and 30 percent on handover, with a 20/80 alternative. As a completed building, resale terms are agreed between buyer and seller.

Is Binghatti a reliable developer?

Binghatti Developers is an established Dubai builder founded in 2008, registered with the Dubai Land Department as Developer No. 1051, with a multi-year handover record across Jumeirah Village Circle, Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and Dubailand, and a genuine fast-build reputation.
