BNW Developments is a Dubai-based developer headquartered in Business Bay, founded in 2021 by chairman Ankur Aggarwal, a chartered accountant, with the development brand launched in 2024 under Aggarwal and co-founder and managing director Vivek Anand Oberoi, an Indian film actor. It is a new company, and a buyer should treat it as one. Its first completed homes only began handing over from late 2025 into 2026: Esplora in Dubai’s Jumeirah Village Circle and Ramada Residences by Wyndham at Al Jaddaf. Everything BNW is building on Al Marjan Island in Ras Al Khaimah is off-plan, with handover in 2027 or 2028, and nothing there has been delivered yet, so its delivery record on this island is short and largely unproven. That is the central risk to weigh. BNW’s clearest outside validation is a partnership with The Indian Hotels Company (IHCL), operator of the Taj group, on Taj Wellington Mews, a separate Al Marjan scheme reported as Taj’s UAE debut with around 336 serviced apartments; that name should not be read across to BNW’s other towers. Several Al Marjan projects are positioned around the island’s wider development, including the Wynn resort due to open in 2027, so any value case leaning on that opening inherits its timeline. BNW is privately held, with no audited public filings to read, and Omnia states no assets-under-management or project-value figure because the self-reported numbers are inconsistent. For a sterling buyer, the dirham pricing carries currency exposure that the pound figure cannot hide.
