A boutique building of 29 homes, the quiet counterpoint to its larger Al Marjan neighbours.

One advisor, start to finish.
Speak with an advisorAquino is a single five-storey BNW building of 29 freehold homes on Al Marjan Island, Ras Al Khaimah. One to three beds from AED 1,632,885, about 334,000 pounds. Handover Q2 2027.
Aquino is a small building on Al Marjan Island, the man-made archipelago off Ras Al Khaimah that holds the emirate's current run of new development. It is the work of BNW Developments and sits within a designated freehold zone, so a buyer of any nationality can own a home here outright. Where its two BNW neighbours go large and tall, Aquino does the opposite: one building of five storeys above ground, twenty-nine homes in all, with one, two and three-bed apartments and nothing above three bedrooms. It is the smallest and the lowest-priced of the three, starting at 1,632,885 dirhams, a guide of about 334,000 pounds at the rate used here.
What is built is a single low-rise on a freehold plot, with a swimming pool, a separate kids' pool, an outdoor gym, barbecue pavilions, landscaped grounds, a concierge lobby and covered parking, the homes facing the beach. What is not yet built matters more for your money. Construction started in April 2025 and the building is going up now, with handover stated for the second quarter of 2027. So a purchase today is off-plan: you commit against drawings and a contract, and you carry the timeline until the keys are handed over. The wider value case leans on Wynn Al Marjan Island, the integrated resort with a gaming licence expected to open in early 2027, which is a stated expectation rather than a settled fact.
Ownership is freehold and registered with the Ras Al Khaimah Municipality, not the Dubai Land Department, and a purchase of two million dirhams or more can support a ten-year Golden Visa. The homes are priced and sold in dirhams, pegged to the US dollar, so for a sterling buyer the cost in pounds moves with the exchange rate across a multi-year plan. Primary stock is largely sold and the live market here is mostly resale, which in a twenty-nine-home building is genuinely thin. Omnia represents you, not the developer: we confirm the live dirham pricelist, the current availability, the ownership rules and the construction stage in writing before you commit. Speak to us to see what is actually for sale.

The residences
Aquino's homes are apartments, set across a single building of five storeys: nineteen one-beds, nine two-beds and one three-bed, with nothing above three bedrooms. Sizes run from about 726 to 2,237 square feet, and resellers describe them as offered furnished with kitchen appliances.

The bulk of the building, nineteen of the twenty-nine homes, ranging from about 726 to 979 square feet. Each comes with one covered parking space. This is the entry to Aquino, from 1,632,885 dirhams, a guide of about 334,000 pounds, and the lowest starting price across BNW's three Al Marjan buildings.
Nine homes of about 1,257 to 1,270 square feet, a tight and consistent size band, each with one covered parking space. The two-bed is the middle of the range here, for a buyer who wants more room without moving up to the larger or taller sibling buildings on the island.
One home only, at around 2,237 square feet, the largest in the building, with two covered parking spaces. Because there is just one, it is the rarest unit in an already small address, and availability for it is by request rather than assumed.
Resellers consistently describe the apartments as offered furnished with kitchen appliances. We frame that as the marketed position rather than a guarantee, and confirm exactly what furniture and appliances are included, and on what terms, before you commit. We do not name appliance brands we cannot verify.

Why this address
Aquino is one five-storey building of twenty-nine homes, the boutique counterpoint to BNW's larger Aqua Arc and taller Pelagia on the same island. It carries the lowest starting price of the three, from 1,632,885 dirhams, a guide of about 334,000 pounds, for a one-bed.
The plot sits in a designated Ras Al Khaimah freehold zone, so a foreign buyer of any nationality owns the home outright with title in their own name. A purchase of two million dirhams or more can support a ten-year UAE Golden Visa for the owner and family.
Construction started in April 2025 with handover stated for the second quarter of 2027, so a purchase today is off-plan. BNW is a company founded in 2021 with nothing yet delivered on Al Marjan Island, and that unproven record is the main risk to weigh.
The building holds nineteen one-beds, nine two-beds and a single three-bed, ranging from about 726 to 2,237 square feet. There are no townhouses and no penthouses here, which keeps the address small and contained rather than mixed.
Resellers describe the apartments as offered furnished with kitchen appliances. The shared facilities are scaled to a boutique block: a pool and a kids' pool, an outdoor gym, barbecue pavilions, landscaped grounds, a concierge lobby and covered parking.
Much of the near-term argument for Al Marjan rests on Wynn Al Marjan Island, the UAE's first regulated integrated resort, expected to open in early 2027. We treat that timeline as a stated expectation, not a certainty, when we talk you through the price.
Homes here are priced and sold in dirhams, pegged to the US dollar. The pound figures are a guide drawn at roughly one dirham to 0.205 pounds, so the cost in sterling moves with the exchange rate across the payment plan. We confirm the live dirham list first.
Primary stock is largely sold, so the working market for Aquino is mostly resale. In a twenty-nine-home building that means availability is real but thin, and what is for sale changes as owners release units. We confirm exactly what is available before you commit.

Availability
Ownership & how to buy
Al Marjan Island is one of Ras Al Khaimah's designated freehold investment zones, so a foreign buyer of any nationality can own a home here outright, with title in their own name and no time limit, on the same footing as a UAE national. Registration runs through the Ras Al Khaimah Municipality property register under RAK Real Estate Register Law No. 11 of 2021, not Dubai's Land Department. A purchase of 2 million dirhams or more can support a ten-year renewable UAE Golden Visa for the owner and their family. Omnia confirms the current rules and your eligibility in writing before you commit.
Prices are shown in pounds as a guide only. Homes on Al Marjan Island are priced and sold in UAE dirhams, which are pegged to the US dollar, so for a sterling buyer the cost in pounds moves with the exchange rate across a multi-year payment plan. The guide here is drawn from the dirham price at roughly one dirham to 0.205 pounds; Omnia confirms the live dirham pricelist with the developer before you commit. The verified floor is 1,632,885 dirhams for a one-bed, a guide of about 334,000 pounds.
BNW's stated plan for Aquino is a 60/40 split during the build, with the balance after handover. Twenty per cent is due on booking, forty per cent across the construction period, twenty per cent on completion and handover, and a final twenty per cent after handover, paid in five per cent quarterly steps across twelve months. The plan is set in dirhams and runs to the stated second-quarter 2027 handover; Omnia confirms the current schedule and any reservation terms in writing before you commit.
There is no UAE personal income tax and no capital gains tax on a sale. A Ras Al Khaimah property transfer fee of about four per cent applies on a purchase; confirm the exact split between buyer and seller at the time, as it can be negotiated. Budget separately for the developer's administration and registration charges, and for ongoing service charges once the building completes. Omnia sets out the full cost of acquisition before you commit so there are no surprises at signing.

The wider picture

The UAE's first gaming resort is rewriting an entire emirate, and the freehold around it is still early.

Ras Al Khaimah’s reclaimed freehold resort archipelago. A hotel-led investment island whose momentum is anchored to one event: the 2027 opening of the UAE’s first gaming resort.
In detail
Aquino stands on Al Marjan Island, a man-made archipelago reclaimed off the coast of Ras Al Khaimah and one of the emirate's designated freehold investment zones. The island is the centre of the emirate's development wave, and the addresses around it are reseller-quoted at roughly four minutes to Al Marjan Boulevard, about thirteen minutes to Al Hamra Golf, around thirty-four minutes to Ras Al Khaimah Airport and close to fifty-six minutes to Dubai International. Treat those drive times as approximate developer and portal estimates rather than measured figures. The single fact that shapes the island's near-term story is Wynn Al Marjan Island, the first integrated resort in the United Arab Emirates to hold a regulated gaming licence, expected to open in early 2027. Much of the value argument for buying here leans on that opening, so it is worth holding it as a stated expectation, not a certainty, when you weigh the price.
Among BNW's three Al Marjan buildings, Aquino is deliberately the small one. Aqua Arc is the largest and most varied: twin towers of ground plus twelve floors, 226 homes, and a full ladder from one-bed apartments through two-bed townhouses to five-bed penthouses, guided from about 459,000 pounds. Pelagia is the tallest: a single thirteen-storey tower of 158 homes running from one to four bedrooms, the vertical, view-led address, guided from about 471,000 pounds. Aquino is the counterpoint to both. It is one building of five storeys, twenty-nine homes, apartments only, no townhouses and no penthouses, and it carries the lowest entry price of the three at a guide of about 334,000 pounds. If Aqua Arc is the range and Pelagia is the height, Aquino is the quiet, contained building for a buyer who wants a small address rather than a large scheme. The three are siblings on the same island, not a parent and its offshoots, and none depends on the others.
The developer is the central question, and it should be read plainly. BNW Developments is a Dubai-based company founded in 2021, with its development brand launched in 2024, which makes it new. Its first completed homes were only handing over from late 2025 into 2026, namely Esplora in Dubai's Jumeirah Village Circle and Ramada Residences by Wyndham at Al Jaddaf. Everything BNW is building on Al Marjan Island, Aquino included, is off-plan with handover in 2027 or 2028, and nothing on the island has been delivered yet. That unproven delivery record is the main risk to weigh on this purchase. BNW's clearest outside validation is a partnership with The Indian Hotels Company, the Taj group, on a separate Al Marjan project, Taj Wellington Mews, which is not this building and should not be read across to it. The founders are Ankur Aggarwal, a chartered accountant who chairs and founded the company, and Vivek Anand Oberoi, the Indian film actor, who is co-founder and managing director.
The homes are apartments across a five-storey building: nineteen one-beds, nine two-beds and a single three-bed, ranging from roughly 726 to 2,237 square feet. The one-beds run about 726 to 979 square feet, the two-beds about 1,257 to 1,270 square feet, and the lone three-bed reaches around 2,237 square feet, which is close to 67 to 208 square metres across the range. Resellers consistently describe the apartments as offered furnished with kitchen appliances; we frame that as the marketed position and confirm exactly what is included before you commit. The shared amenities are scaled to a small building: a swimming pool and a separate kids' pool, an outdoor gym, barbecue areas and pavilions, landscaped green zones, a concierge lobby, seating and relaxation areas, beach views, and covered parking, one space for the one and two-bed homes and two for the three-bed. There are no plunge pools here; those belong to a different BNW building on the island.
Demand should be read honestly. Primary stock from the developer is largely sold, and the working market for Aquino is now mostly resale. In a building of only twenty-nine homes that means availability is genuinely limited, and what trades is whatever an existing owner chooses to release, often at a resale price rather than the original launch figure. We do not publish a rental yield, a capital-growth figure or an occupancy number for this building, because none can be verified for a project that has not completed. What we will do is confirm the live position: the current dirham pricelist, which specific units are actually available, the construction stage on the ground, and the ownership and visa rules for your nationality, all in writing. For a sterling buyer the dirham pricing, the off-plan timeline to a 2027 handover, the early-2027 Wynn opening the value leans on, and BNW's short delivery record are the four things to keep in plain view before you decide.
Questions & answers
Twenty-nine in total, all apartments, in a single building of five storeys above ground. The mix is nineteen one-beds, nine two-beds and one three-bed, so bedrooms run from one to three. There are no townhouses and no penthouses. That makes Aquino the smallest of BNW's three Al Marjan Island buildings, the boutique counterpoint to the larger Aqua Arc and the taller Pelagia.
From 1,632,885 dirhams for a one-bed, which is a guide of about 334,000 pounds at the rate used here. That is the lowest entry price of BNW's three Al Marjan buildings. Homes are priced and sold in dirhams, so the pound figure is a guide only and the live dirham pricelist is what Omnia confirms with the developer before you commit.
Handover is stated for the second quarter of 2027, with 1 June 2027 quoted as the target. Construction started in April 2025 and the building is under construction now. Because it is off-plan, you commit against a contract and carry the timeline to handover, so Omnia confirms the live construction stage before you proceed.
