A purchase of 2 million dirhams or more can support a ten-year renewable UAE Golden Visa for the owner and their family. Aquino stands on Al Marjan Island, a man-made archipelago reclaimed off the coast of Ras Al Khaimah and one of the emirate's designated freehold investment zones. The island is the centre of the emirate's development wave, and the addresses around it are reseller-quoted at roughly four minutes to Al Marjan Boulevard, about thirteen minutes to Al Hamra Golf, around thirty-four minutes to Ras Al Khaimah Airport and close to fifty-six minutes to Dubai International. Treat those drive times as approximate developer and portal estimates rather than measured figures. The single fact that shapes the island's near-term story is Wynn Al Marjan Island, the first integrated resort in the United Arab Emirates to hold a regulated gaming licence, expected to open in early 2027. Much of the value argument for buying here leans on that opening, so it is worth holding it as a stated expectation, not a certainty, when you weigh the price.

Among BNW's three Al Marjan buildings, Aquino is deliberately the small one. Aqua Arc is the largest and most varied: twin towers of ground plus twelve floors, 226 homes, and a full ladder from one-bed apartments through two-bed townhouses to five-bed penthouses, guided from about 459,000 pounds. Aquino is the counterpoint to both. It is one building of five storeys, twenty-nine homes, apartments only, no townhouses and no penthouses, and it carries the lowest entry price of the three at a guide of about 334,000 pounds. If Aqua Arc is the range and Pelagia is the height, Aquino is the quiet, contained building for a buyer who wants a small address rather than a large scheme. The three are siblings on the same island, not a parent and its offshoots, and none depends on the others.

The developer is the central question, and it should be read plainly. BNW Developments is a Dubai-based company founded in 2021, with its development brand launched in 2024, which makes it new. Its first completed homes were only handing over from late 2025 into 2026, namely Esplora in Dubai's Jumeirah Village Circle and Ramada Residences by Wyndham at Al Jaddaf. Everything BNW is building on Al Marjan Island, Aquino included, is off-plan with handover in 2027 or 2028, and nothing on the island has been delivered yet. That unproven delivery record is the main risk to weigh on this purchase. BNW's clearest outside validation is a partnership with The Indian Hotels Company, the Taj group, on a separate Al Marjan project, Taj Wellington Mews, which is not this building and should not be read across to it. The founders are Ankur Aggarwal, a chartered accountant who chairs and founded the company, and Vivek Anand Oberoi, the Indian film actor, who is co-founder and managing director.
