Aqua Arc is a pair of twin towers on Al Marjan Island in Ras Al Khaimah, built by BNW Developments and launched in mid-2024. Each tower rises ground plus twelve floors and together they hold 226 homes, with one retail unit at the base. The ladder runs wider here than at either of BNW's other two island projects: 120 one-bedroom apartments, 69 two-bedroom apartments, 26 three-bedroom apartments, eight two-bedroom townhouses and two five-bedroom penthouses. The apartments and penthouses are handed over fully furnished. Title is freehold and open to buyers of any nationality, registered through the Ras Al Khaimah property register.

The project is under construction with completion scheduled for the third quarter of 2027. As of mid-2026 the groundwork is largely complete and the build is approaching its vertical phase, with the main contractor, MAN Construction of the Masah Group, mobilised on site. Nothing here has been delivered yet, and this matters: BNW is a new company whose first completed homes began handing over only from late 2025. Everything it is building on Al Marjan Island, Aqua Arc included, is off-plan. A buyer here is committing to a 2027 handover on the strength of an early track record, not a finished building. The island's anchor catalyst, the Wynn integrated resort, is expected to open in early 2027, a few minutes away, though that timeline is a stated expectation rather than a certainty.

The range

Aqua Arc carries the widest range of home types of BNW's three Al Marjan projects: one, two and three-bedroom apartments, two-bedroom townhouses and five-bedroom penthouses. It is the only one of the three to include townhouses, which gives a buyer more ways to enter and to trade up within a single address.

Freehold title and a Golden Visa entry point

Al Marjan Island is a designated freehold zone, so a buyer of any nationality owns here outright with no time limit. The published one-bedroom entry of 2.24 million dirhams clears the two-million-dirham threshold for a renewable ten-year UAE Golden Visa for the owner and family.

Off-plan from a new developer, delivery unproven

Completion is set for the third quarter of 2027 and nothing BNW is building on Al Marjan Island has been delivered yet. BNW launched its development brand in 2024 and handed over its first homes only from late 2025, so the timeline and the finish are commitments rather than a finished record to inspect.

Who can own

Al Marjan Island is one of Ras Al Khaimah's designated freehold investment zones, so a foreign buyer of any nationality can own a home at Aqua Arc outright, with title in their own name and no time limit, on the same footing as a UAE national. Registration runs through the Ras Al Khaimah Municipality property register under RAK Real Estate Register Law No. 11 of 2021, not Dubai's Land Department. A purchase of 2 million dirhams or more can support a ten-year renewable UAE Golden Visa for the owner and their family. Currency and price basis

Prices are shown in pounds as a guide only. Homes on Al Marjan Island are priced and sold in UAE dirhams, which are pegged to the US dollar, so for a sterling buyer the cost in pounds moves with the exchange rate across a multi-year payment plan. The guide here is drawn from the dirham price at roughly one dirham to 0.205 pounds; the published entry is 2,240,000 dirhams for a one-bedroom apartment. Payment

The current developer payment plan is 10 percent on booking, 40 percent across the construction period in instalments of 5 percent per quarter, and the remaining 50 percent on completion in the third quarter of 2027. A 70/30 plan with a two-year post-handover tail was offered as a limited-time launch incentive; a post-handover option has been available at points, but it is not the standing plan, and Omnia confirms the terms on offer at the time you reserve before you commit.

Costs and fees

Ras Al Khaimah applies a property transfer fee of about 4 percent on a purchase, separate from the price; the exact split between buyer and seller is confirmed at the point of sale. A closer reading.

Aqua Arc sits on Al Marjan Island, a man-made archipelago off the coast of Ras Al Khaimah and one of the emirate's designated freehold zones. The island is the centre of Ras Al Khaimah's current development wave, and the homes here are within a few minutes of the island's main draws: the developer puts the Wynn integrated resort at about five minutes away and Al Hamra Mall at about six, both on or beside the same island. By road, Ras Al Khaimah International Airport is the nearer hub at roughly 25 to 35 minutes, and Dubai International is about 45 to 60 minutes depending on traffic. These are developer and portal estimates and should be treated as approximate. The water-and-wave theme that gives the project its name runs through the design, from a double-height lobby holding a commissioned art piece to rooftop and infinity pools and direct beach access.

Among BNW's three Al Marjan projects, Aqua Arc is the largest and the most varied. It is the only one of the three to offer townhouses, and it carries the broadest ladder of home types: one, two and three-bedroom apartments, two-bedroom townhouses and five-bedroom penthouses marketed as sky villas. By contrast, Aquino is the smallest and most intimate, a single five-storey building of just 29 apartments in one to three bedrooms, and it carries the lowest entry price of the three at a guide from around 334,000 pounds. Pelagia is the tallest, a thirteen-storey high-rise of 158 homes in one to four bedrooms including four-bedroom penthouses, the vertical and view-led tower of the set, from a guide of around 471,000 pounds. Aqua Arc's own guide starts at around 459,000 pounds. A buyer choosing between them is choosing between breadth and townhouses here, intimacy and the lowest price at Aquino, or height and views at Pelagia.

The developer behind all three is BNW Developments, a Dubai-based company founded in 2021 whose development brand launched in 2024. It is a new company, and its delivery record is its central risk. Its first completed homes began handing over only from late 2025 and into 2026, at Esplora in Dubai's Jumeirah Village Circle and at Ramada Residences by Wyndham in Al Jaddaf. Everything BNW is building on Al Marjan Island, including Aqua Arc, is off-plan with handover in 2027 or 2028, and nothing there has been delivered. That unproven track record is the main thing to weigh against the price and the location. BNW's clearest outside validation is a partnership with The Indian Hotels Company, the Taj group, on a separate Al Marjan project, Taj Wellington Mews; that partnership does not extend to Aqua Arc. The company's founders are Ankur Aggarwal, chairman and founder and a chartered accountant, and Vivek Anand Oberoi, co-founder and managing director and an Indian film actor.

The 226 homes range widely in size. One-bedroom apartments run from 1,031 to 1,729 square feet, two-bedroom apartments from 1,496 to 1,976 square feet, and three-bedroom apartments from 2,198 to 4,590 square feet. The eight townhouses sit between 2,467 and 2,511 square feet, and the two five-bedroom penthouses reach about 8,660 square feet, roughly 96 to 805 square metres across the full range. Apartments and penthouses come fully furnished, which suits both an owner who wants to move in or let without a fit-out and a buyer who would rather not manage one remotely. Plunge pools feature on the larger homes. The shared amenities run to rooftop and infinity pools, a gym and fitness suite, a spa with sauna and steam, a children's splash pad, a barbecue area, an outdoor amphitheatre and recreation area, walking trails and beach access.

Demand on Al Marjan Island is shaped by two things a buyer should hold in clear view. The first is the freehold-and-no-income-tax position: there is no UAE personal income tax and no capital gains tax, and a purchase at or above two million dirhams can support a Golden Visa, which is what draws international buyers to the entry-priced one-bedroom homes here. The second is that the island's investment story leans heavily on the Wynn resort opening in early 2027 and on the wider development wave following it; both are expectations, not facts on the ground today. Set against that, Aqua Arc is an off-plan commitment from a new developer, payable over a construction-linked plan, with the cost to a sterling buyer exposed to the dirham over several years.
