Jumeirah Golf Estates sits off Sheikh Mohammed Bin Zayed Road on about 1,100 hectares, organised entirely around the Greg Norman designed Earth and Fire courses. Phase 1 is genuinely built, not a render: roughly 1,835 completed homes across 16 gated clusters, with around three quarters of them overlooking a fairway and the rest facing lakes and green corridors (Bayut and Propsearch, 2025 to 2026). The Earth course has hosted the European Tour’s season finale, now the DP World Tour Championship, every November since 2009, with the venue contract running to 2031.
The people who live here mostly chose it as a home rather than a trade. The resident base skews established families and golfers, and 2025 market commentary grouped JGE with Arabian Ranches and Dubai Hills Estate as communities seeing a renovation boom in their older villa stock (Knight Frank derived commentary, Q3 2025). Daily rhythm is club centred: the clubhouse holds the dining, gym and pools, Fairway The Marketplace covers the supermarket run and an on-site nursery, and the nearest mall, City Centre Me’aisem, is about 15 minutes away.
Two facts frame the next decade. It is one of very few Dubai villa communities with its own metro stop, open on the Red Line since September 2021. And in May 2025 the master developer wasl unveiled Phase 2, a 4.68 million square metre plan that would roughly double the community. What you are buying into today is a settled estate; what you are buying alongside is the largest change in its history.

The day is organised around the courses and the clubhouse: golf and the school run in the morning, the pools and gym through the heat, dinner at the club or a short drive out. Clusters are internally walkable, with jogging and cycling loops through the fairway landscape; everything beyond the gates is a drive. The three notes below are what residents tend to mention first.

Inside the clusters life is on foot and by bike. Outside them it is by car: schools sit a short drive away in Dubai Sports City, and the nearest full hospital is NMC Royal in Dubai Investments Park.

umeirah Golf Estates is the rare Dubai address whose whole story fits in one object: a golf course. Two of them, in fact, both designed by Greg Norman, both open since 2009, and one of them, the Earth course, hosting the European Tour’s season finale every November since. The estate wrapped around them is what a mid-2000s Dubai vision looks like after fifteen years of actual habitation: 16 gated clusters, roughly 1,835 homes, a clubhouse the community genuinely uses, and a resident base of families and golfers who mostly came to live rather than to flip. To understand the area is to understand that sequence, because the courses came first and everything else, including the value, is organised around them.
The course came first
JGE was conceived in the mid-2000s boom by Leisurecorp, a Dubai World subsidiary, as a sports and leisure flagship. The Earth and Fire courses and the first villas opened in 2009, and the Earth course staged the inaugural Dubai World Championship that November, an event that has run every year since as the DP World Tour Championship, with the hosting deal now extended to 2031. That tournament is not decoration. It is the reason a residential estate on the E311 has a global golf profile, and the reason the fairway homes here carry the firmest prices.
The financial crisis interrupted the plan. After Dubai World’s post-2009 restructuring, Jumeirah Golf Estates LLC completed the remainder of Phase 1 through the 2010s, while the land earmarked for Phase 2 sat idle. Today the estate is managed by wasl Asset Management Group, whose Dubai Golf arm runs the courses, and the community that emerged from that slow completion is the estate’s real asset: built, occupied, renovating its older villas, and readable in a way no masterplan launch can be.
The courses came first, and everything else, including the value, is organised around them.
What you are actually buying
The stock is villa-dominated: golf villas of three to six bedrooms, some in the AED 20M plus bracket in clusters like Sanctuary Falls and Redwood, two to four bedroom townhouses, and apartments concentrated in the Al Andalus cluster. About three quarters of homes front a course. All of it is designated-zone freehold, so any nationality buys with a Dubai Land Department title deed. On price, community-level data put the average achieved villa and townhouse figure at AED 2,374 per square foot in July 2025 (Espace community report), with the average villa listing around AED 10.8M (Propsearch, 2025 to 2026). That positions JGE between the mid-market golf communities and Dubai’s ultra-prime addresses.
New supply inside Phase 1 is branded off-plan infill on the remaining plots. DarGlobal’s D-Villas, the development we list, is a limited collection of four and five bedroom twin villas of roughly 2,899 to 4,048 sq ft built up, priced from about AED 5.89M to 6.1M on a 60/40 payment plan with completion guided for December 2029; Jouri Hills Phase 3 starts near AED 4.9M and Signature Mansions from AED 30M (D-Villas by DarGlobal; Jouri Hills and Signature Mansions by Arada; via Property Finder and Metropolitan, 2025 to 2026). Note the completion date on D-Villas has moved in the marketing, from December 2028 in earlier material, so treat it as indicative and verify the RERA-registered date before signing.
The Next Chapter, read honestly
On 14 May 2025 wasl unveiled Phase 2, The Next Chapter: a 4.68 million square metre masterplan for 12,345 new homes and more than 51,700 residents across six districts, with 780 plus villas, 62 hilltop mansions, 97 branded residences, 752 estate homes, 10,654 apartments, Dubai’s largest tennis stadium at around 5,000 seats, and a third golf course district (wasl press release). Connectivity compounds it: the community has had its own Red Line metro station since September 2021, and Phase 2 is planned around direct access to the under-construction Etihad Rail passenger station, plus four highway connections.
The honest reading cuts both ways. Savills counted JGE Phase 2 among the launches driving Dubai’s near 6,000 transactions above AED 10M in 2025 (Savills, January 2026), and the new districts deepen amenities and liquidity. But 10,654 of the 12,345 planned units are apartments, a materially different product from the villa estate buyers know, and construction will run for years at the community’s edges. Golf-fronting Phase 1 villas are the most insulated stock, which is precisely why the conversation starts with which side of the estate you buy, not whether to buy the estate.

The numbers below are the honest community-level readings; no consultancy publishes a JGE-only index, so these are portal and agency data, and cluster-level dispersion is wide.

- Who can own
- Foreign buyers of any nationality can own in designated areas across Dubai, Abu Dhabi and the northern emirates, a framework that has been settled for two decades. Title registers in your own name with the land department of the emirate, the Dubai Land Department in Dubai.
- What you hold
- Freehold title where the building sits inside a designated zone, which covers most of the stock we work with. A few areas grant long leasehold or usufruct instead, so we confirm the tenure on the specific building before you commit, never from the neighbourhood name.
- Residency
- A qualifying property of at least AED 2m can support the ten-year renewable Golden Visa for you and your family, held without an employer sponsor. The threshold held through the April 2026 visa reforms, and mortgaged or off-plan property can now qualify with the lender’s consent. Rules can change, so we confirm the current position before you rely on it.
- Taxes
- A one-off transfer and registration fee on purchase, around 4% in Dubai and lower in some emirates, and that is broadly the headline cost. There is no annual property tax, no personal income tax and no capital gains tax for individuals. Dubai levies a municipal housing fee tied to a home’s rental value.
- Letting
- Long lets register with the emirate, through Ejari in Dubai and Tawtheeq in Abu Dhabi. Short lets need a holiday-home permit from the emirate’s tourism authority, and owners can hold one directly in Dubai or let a licensed operator run it. Can foreigners buy in Jumeirah Golf Estates outright?
Yes. JGE is a designated freehold zone, so buyers of any nationality take full freehold title registered with the Dubai Land Department. Purchases of AED 2M or more can also support a UAE Golden Visa application under current rules.
What does entry cost in 2026?
Townhouses and apartments in Al Andalus start well below the villa market, while established golf villas average around AED 10.8M at roughly AED 2,300 to 2,400 per square foot (community average, July 2025). New off-plan villas such as DarGlobal’s D-Villas start at about AED 5.89M to 6.1M for a four bedroom.
What exactly are the D-Villas, and when do they complete?
D-Villas is a limited DarGlobal collection of four and five bedroom twin villas of roughly 2,899 to 4,048 sq ft built up inside JGE, sold off-plan on a 60/40 payment plan with completion currently guided for December 2029. Earlier marketing referenced December 2028, so treat the date as indicative; we verify the RERA-registered completion date before you sign.
Is JGE practical as a full-time family home?
Yes, and that is largely who lives there. The estate has an on-site nursery, supermarket and clubhouse, with British and American curriculum schools a short drive away in Dubai Sports City, and its own metro station. It is a car-first location though: Downtown is about 30 minutes and DXB about 35.
Do I get golf membership with a property?
No. Ownership and club membership are separate. The Earth and Fire courses are run by Dubai Golf, a wasl subsidiary, and membership is purchased separately. We confirm current membership pricing and any owner privileges directly with the club before you budget.
Will the Phase 2 masterplan help or hurt values?
Both cases are arguable. The Next Chapter, announced May 2025, brings 12,345 new homes, a tennis stadium, new retail and an Etihad Rail link, which deepens amenities and liquidity. But 10,654 of those units are apartments, so the estate’s low-density character will change at its edges and construction will be a multi-year reality. Golf-fronting Phase 1 villas are the most insulated stock.
What has the market actually done recently?
Community-level data put JGE at about AED 2,374 per square foot in July 2025, with prices up year on year in Q2 2025 (Espace; haus & haus), against a Dubai-wide villa market that ValuStrat forecasts to grow a further 17.7% in 2026. Forecasts are not guarantees, and Dubai villa values already sit roughly 180% above their post-pandemic base (ValuStrat, 2025).
