The basis of what we provide
Omnia Capital Group is the trading name of Omnia Capital Group Limited (company number 16480721), registered in England and Wales. Everything we publish, including market views, research, guides, figures and individual opportunities, is provided for general information. It reflects our view at the date of publication and is intended to help you frame your own questions, not to be relied on as advice. It is not investment, tax, legal or financial advice, and it is not a personal recommendation.

Property investment carries risk
Your capital is at risk. The value of property and the income from it can fall as well as rise, and you may get back less than you invested.
- Past performance is not a reliable indicator of future results.
- Rental income is not guaranteed and depends on occupancy, costs and local conditions.
- Property can be difficult to sell quickly, so your money may be tied up for a long time.
- Where a property is bought off-plan or before completion, the project may be delayed, altered or not completed, and any deposit or staged payment may be at risk.
- If you borrow to fund a purchase, borrowing increases both potential gains and potential losses, and the availability and cost of finance can change.
- Buying, holding and selling property carries costs, taxes and fees that reduce your net return.
- Property is a single, large asset. Concentrating your capital in one property, or in one market, increases your exposure if that property or market underperforms.
- Exchange-rate movements can increase or reduce the value of an overseas investment, and the income and costs associated with it, when measured in your home currency.
- Taxes, ownership rules, residency thresholds and regulations differ by country and can change, sometimes with little notice.
- Forecasts and projections are estimates, not promises, and actual outcomes may differ materially.

Depending on your circumstances this may include an independent solicitor or notary, a tax adviser, and a regulated financial adviser or mortgage broker in your country of residence.
Overseas property
Buying property in another country involves additional risk and complexity, including different legal systems, the need for local advisers, currency considerations, and rules on foreign ownership and residency. We can introduce you to relevant parties, but the decision, and responsibility for your own due diligence, remains yours.
Any third parties we introduce you to are independent of us. You should satisfy yourself as to their suitability, and you remain responsible for your own checks. We may receive a fee or commission in connection with some introductions; where we do, we will tell you.
Our regulatory status
We help people find and buy property. We are not a financial adviser and we do not provide regulated investment advice. We are not authorised or regulated by the Financial Conduct Authority.
Whether a particular opportunity is a regulated investment or a financial promotion can depend on how it is structured. Where this matters to something we show you, we will make the position clear.
