The first Mercedes-Benz branded residence, set against the Burj Khalifa in Downtown Dubai

One advisor, start to finish.
Speak with an advisorMercedes-Benz Places by Binghatti: the first Mercedes-Benz branded residence, a 71-storey tower in Downtown Dubai. 150 freehold homes, 2 to 5 beds, from AED 8.8M. Handover targeted Q4 2026.
Mercedes-Benz Places by Binghatti is a 71-storey tower in Downtown Dubai, reaching about 341 metres above ground over three basement levels. It holds about 150 residences, with a maximum of four homes per floor: 2-bedroom and 3-bedroom apartments named the Mercedes-Benz Pagoda Suite and Grand Mercedes Suite, and 4-bedroom and 5-bedroom penthouses including the Vision One-Eleven and Gullwing. The entry 2-bedroom starts from about AED 8,800,000, a guide of roughly GBP 1,804,000 at the rate used here. This is the first Mercedes-Benz branded residence. Binghatti Developers FZE is the developer; Mercedes-Benz licenses its name and design language and does not build or own the project.
The site sits in the Downtown Dubai core, next to the Burj Khalifa and The Dubai Mall, with the Dubai International Financial Centre about five to ten minutes away and Dubai International Airport about fifteen minutes by car. Downtown is a designated freehold area, so the homes are sold freehold and registered with the Dubai Land Department, open to all nationalities. Construction began in December 2023 and handover is targeted for the fourth quarter of 2026; as of late June 2026 the building is still under construction and not yet handed over.
Homes here are priced and sold in dirhams, which are pegged to the US dollar, so a sterling buyer's cost moves with the exchange rate; the GBP figures on this page are a guide only. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and family, and there is no UAE personal income tax or capital gains tax. Omnia represents you, not the developer. We confirm the unit, the floor, the size, the payment schedule and the service charge in writing before you commit, because the payment plan and the service charge are not published by the developer for this tower.

Why this address
The entry 2-bedroom starts from about AED 8,800,000, a guide of roughly GBP 1,804,000. Homes are sold freehold in a designated Downtown Dubai freehold area, registered with the Dubai Land Department and open to all nationalities. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for owner and family.
Construction began in December 2023 and the developer targets handover in the fourth quarter of 2026. As of late June 2026 the tower is still under construction and not yet handed over. The developer is Binghatti Developers FZE, an established Dubai developer registered with the DLD as Developer No. 1051.
This is reported as the world's first Mercedes-Benz branded residence. Binghatti develops the tower; Mercedes-Benz licenses its name and design language under a design philosophy named Sensual Purity. The Mercedes-Benz marks remain the intellectual property of Mercedes-Benz Group AG. Mercedes-Benz does not build or own the project.
The tower holds about 150 residences across 71 storeys, with a maximum of four homes per floor: 2-bedroom and 3-bedroom apartments and 4-bedroom and 5-bedroom penthouses, plus duplex and triplex penthouses. There are no studios or one-bedrooms.
The site sits in the Downtown Dubai core beside the Burj Khalifa and The Dubai Mall, with the Dubai International Financial Centre about five to ten minutes away and Dubai International Airport about fifteen minutes by car. Many homes face the Burj Khalifa.
Binghatti, founded in 2008, has a multi-year handover record across Jumeirah Village Circle, Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and Dubailand, and a genuine reputation for rapid delivery. The DLD named it Fastest-Growing Real Estate Developer in 2022; we treat that as a marketing accolade, not an independent metric.
The facade integrates photovoltaic panels that power EV charging, and the building targets LEED Gold certification. Smart home technology and EV charging stations are part of the specification.

Availability
Ownership & how to buy
Downtown Dubai is a designated freehold area, so the homes are sold freehold with 100% foreign ownership, registered with the Dubai Land Department and open to all nationalities. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and immediate family.
Homes are priced and sold in dirhams, which are pegged to the US dollar. The entry 2-bedroom starts from about AED 8,800,000. The GBP figures on this page are a guide only, at about 1 dirham to 0.205 pounds, so roughly GBP 1,804,000; a sterling buyer's cost moves with the exchange rate.
The payment plan for this tower is not published by the developer. Some brokers quote a 70/30 split, but that is not confirmed on the developer's own channels, so we state no payment ratio as fact. We confirm the full payment schedule in writing per reservation before you commit.
Buyers should budget for the Dubai Land Department transfer fee of about 4% of the price. There is no UAE personal income tax and no capital gains tax. Annual service charges apply but are not published by the developer for this tower; we confirm the figure in writing before you reserve. Off-plan instalments are protected by a RERA escrow account.
Figures are indicative. Your advisor prepares a full, itemised cost breakdown for your specific residence and jurisdiction before you commit.

In detail
Mercedes-Benz Places stands in the Downtown Dubai core, the district built around the Burj Khalifa and The Dubai Mall. From here the Burj Khalifa and the mall are a few minutes' drive, the Dubai International Financial Centre is about five to ten minutes by car, and Dubai International Airport is about fifteen minutes. The tower rises 71 storeys above ground, about 341 metres, over three basement levels, with no more than four homes on a floor. Downtown is a designated freehold area: the homes are sold freehold and registered with the Dubai Land Department, open to buyers of all nationalities.
Against its Binghatti siblings, this tower is defined by its brand partner and its scale of restraint. Where Ghost, Ivory and Starlight in Al Jaddaf and Royale in Jumeirah Village Circle run to hundreds of homes at mid-market prices, and Skyrise in Business Bay reaches into the thousands, Mercedes-Benz Places holds only about 150 residences. It is the first Mercedes-Benz branded residence, distinct from Binghatti's other branded towers in Business Bay: Bugatti Residences with Bugatti and the Burj Binghatti Jacob & Co supertall with Jacob & Co. Its bedroom range is 2 to 5, with no studios or one-bedrooms. The entry 2-bedroom starts from about AED 8,800,000, placing it well above the core Binghatti towers.
Binghatti Developers FZE is the developer; Mercedes-Benz is the design and brand partner only. The official Mercedes-Benz Places site states that the Mercedes-Benz name and marks are the intellectual property of Mercedes-Benz Group AG and are used by Binghatti Developers FZE under license, with Binghatti's architects and interior designers working alongside the Mercedes-Benz creative team on a design philosophy named Sensual Purity. Binghatti is an established Dubai developer, founded in 2008 by Dr. Hussain BinGhatti Aljbori and now led by Chairman Muhammad BinGhatti, with Katralnada BinGhatti as Chief Executive Officer. It is registered with the Dubai Land Department as Developer No. 1051 and has a multi-year handover record across Jumeirah Village Circle, Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and the wider Dubailand area, with a genuine reputation for fast delivery; the DLD named it Fastest-Growing Real Estate Developer in 2022, which is a marketing accolade rather than an independent performance metric. Any precise total of units delivered, projects completed or portfolio value is developer-reported and conflicts across sources, so we do not state one as fact.
The residences run from 2-bedroom apartments to 5-bedroom penthouses. The 2-bedroom runs about 1,837 square feet, roughly 171 square metres; the 3-bedroom at about 2,711 square feet, roughly 252 square metres; and the 4-bedroom at about 4,043 square feet, roughly 376 square metres. The line-up includes the Pagoda Suite and Grand Mercedes Suite apartments and the Vision One-Eleven and Gullwing penthouses, alongside duplex and triplex penthouses. Amenities described for the tower include an infinity pool, a gym, spa and wellness zones, concierge and lounge facilities, restaurant and food and beverage space, smart home technology, private and valet parking, and EV charging. The facade integrates photovoltaic panels powering EV charging, and the building targets LEED Gold. Some homes include private pools, and many face the Burj Khalifa.
On demand and value, the honest picture is mixed and we set it out plainly. This is an off-plan purchase: handover is targeted for Q4 2026 but the building is still under construction, so the timeline carries delivery risk and the date can move. Dubai has a large handover pipeline running through 2025 to 2027, a real supply-side counterweight to weigh on any Downtown home. Branded residences can carry a price step over comparable unbranded stock, and that step is not guaranteed to hold on resale. The dirham basis means a sterling buyer's cost moves with the exchange rate. We make no claim about rental yield, occupancy or capital growth, because none is verified here. What is verified is the location, the freehold tenure, the developer's track record and the brand partnership; we hold to those and confirm everything else in writing.
