What is on offer now is the final Jasmin and Visterija collection: studios through three-bedroom apartments and a small run of penthouses, in stone-faced seafront buildings that step down toward the water. The Chedi has operated since 2018, the marina and beaches are in daily use, and the first Marina Village buildings were handed over years ago. So a buyer here is joining a place that is built and running, not committing to a destination that has yet to form. The remaining homes are still completing: Jasmin is planned for March 2026 and Visterija has been handing over from late 2025, which is where the staged payment terms come from.

A small number of penthouses sit at the top of the mix, with floor-to-ceiling glazing opening onto private terraces. These are the most water-facing homes in the collection and the most limited in number.
Jasmin completion is planned for March 2026. Visterija has been handing over from late 2025 into 2026. These are the final homes in an otherwise delivered quarter, which is why staged and post-delivery payment terms are offered.

Marina Village apartments are sold freehold. The Luštica Peninsula faces Trašte and Kotor bays rather than a land border, so the roughly one-kilometre state-border exclusion is not expected to apply, but title position is confirmed per unit before you commit.
The euro is already in use in Montenegro, and the purchase transacts in euros. From January 2026 a home worth 150,000 euros or more can support residency for the owner and their family. Omnia confirms the current rules and your eligibility in writing before you proceed.
Terms are collection-dependent and promotion-led. Jasmin has been offered at 25 percent on the Sale and Purchase Agreement plus 75 percent in equal quarterly instalments over around five years; Visterija at 25 percent on signing plus quarterly instalments running up to around two years after delivery. Tivat Airport is roughly 12 to 16 kilometres away, about 25 minutes by road. Podgorica Airport is a little over an hour, and Dubrovnik in Croatia is closer in distance but slower in practice, because the drive crosses an external border whose waiting times vary; allow an hour or more rather than the optimistic figures sometimes quoted. Kotor and Tivat town sit a short drive around the same bay system. The point of the location is that the water, the airport and the wider Boka region are all close, while the peninsula keeps the resort apart from the busier stretches of the coast.
Within the wider town, Marina Village is the established waterfront quarter, and it is the one part of Luštica Bay that is proven rather than projected. Its anchors are real and operating: a 115-berth marina with priority berthing for owners, four beaches including the Chedi beach and a family-friendly marina beach, a seaside promenade of restaurants, bars and small shops, and The Chedi Luštica Bay, a 110 to 111 room hotel that has run since 2018. This is what separates Marina Village from its siblings further up the peninsula. Centrale is the town centre around the Piazza, with the school and the lowest entry price. Marina Village is the one with the harbour, the hotel and the existing community, and the Jasmin and Visterija residences are its final word.
