171 of the 182 homes are Riviera Mansions, named for the French Riviera. The ladder runs from the two-bedroom Cannes, from about 2,007 sqft, roughly 186 square metres, up to about 2,935 sqft; the three-bedroom St. Tropez at roughly 3,328 to 3,820 sqft, about 309 to 355 square metres; and the four-bedroom Monaco, larger again. Entry to the whole building is a two-bedroom; there are no studios or one-beds.

Sky Mansion Penthouses

11 Sky Mansion Penthouses sit at the top of the building, configured from three to five bedrooms and running very large, from roughly 13,000 to 20,000 sqft. The record top-floor penthouse has been reported at about 47,200 sqft, and a penthouse reportedly sold for AED 550 million in December 2025. These are the rare end of the building, not the typical home.

The residences carry the Bugatti design language under licence, with the French Riviera aesthetic and the custom detailing the brand contributes. Every residence has a private terrace pool.
