A canal-front supertall in Business Bay, designed with the maison Jacob & Co

One advisor, start to finish.
Speak with an advisorA Business Bay supertall by Binghatti with Jacob & Co as design partner: 299 freehold homes from 2 to 7 bedrooms, from AED 8,400,000, under construction with handover now targeted for 2027.
Burj Binghatti Jacob & Co Residences is a supertall residential tower under construction in Business Bay, fronting the Dubai Water Canal. Binghatti is the developer; the high-jewellery and watchmaking maison Jacob & Co is the design and brand partner, a collaboration announced in November 2022 with sales opening in June 2023. The architectural height is 557 metres, with roughly 104 to 105 storeys above ground over six basement levels. The tower is marketed as set to become the world's tallest residential building, a stated target rather than an achieved record, because the structure is not yet built or certified. It holds 299 homes, all of them large, ranging from 2-bedroom Sapphire suites and villas through 3-bedroom Emerald homes, Ruby villas, half-floor Sky Mansions and full Sky Penthouses, including the Astronomia and Billionaire Sky Penthouses.
Business Bay sits directly south of Downtown Dubai. From the site, Burj Khalifa and Dubai Mall are about eight to ten minutes by car, Dubai International Airport about fifteen minutes, and Business Bay Metro and Sheikh Zayed Road only a few minutes away. The plot fronts the Dubai Water Canal, which shapes the views from the upper floors. As a designated freehold area, Business Bay allows 100% foreign ownership registered with the Dubai Land Department, and a purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and family. There is no UAE personal income tax and no capital gains tax.
Homes are priced and sold in dirhams, which are pegged to the US dollar, so a sterling buyer's real cost moves with the exchange rate. The entry price is AED 8,400,000 for a 2-bedroom Sapphire home of about 299 square metres, which is roughly 1,722,000 pounds at the guide rate of about 1 dirham to 0.205 pounds. Omnia represents you, not the developer. We will confirm the current price, the exact floor, the unit size, the payment schedule, the service charge and the handover date in writing before you commit, and we read the construction progress honestly against the developer's stated timeline rather than the launch-era marketing.

The residences
The tower holds 299 homes, all of them large and none smaller than two bedrooms. The ladder runs from quarter-floor Sapphire and Emerald suites and villas, through Ruby villas, to half-floor Sky Mansions and full Sky Penthouses at the top.

The entry homes are 2-bedroom Sapphire suites and villas of about 299 to 310 square metres (roughly 3,214 to 3,337 square feet), each occupying a quarter floor. The entry price is AED 8,400,000.
The 3-bedroom Emerald suites and villas run about 303 to 306 square metres (roughly 3,264 to 3,299 square feet), also quarter-floor. Ruby villas sit within the same quarter-floor band of the tower.
The half-floor Sky Mansions span about 648 square metres (roughly 6,976 square feet) and run from four to six bedrooms. They include the Ruby, Fleurs de Jardin and Diamond Sky Mansions.
At the top sit the Sky Penthouses: 5-bedroom homes of about 1,097 square metres (roughly 11,807 square feet) and a 7-plus-bedroom home of about 2,087 square metres (roughly 22,469 square feet). The named penthouses include Astronomia and Billionaire Sky.
The interior themes follow Jacob & Co's design direction. The building stack is described as six basements, ground, five podiums, 98 residential floors and a roof crown. Valet and dedicated parking are part of the scheme. Per-type sizes vary slightly between sources, so we confirm the exact area, finish specification and parking allocation for your chosen home in writing before reservation.

Why this address
The entry price is AED 8,400,000 for a 2-bedroom Sapphire home of about 299 square metres, roughly 1,722,000 pounds at the guide rate. Business Bay is freehold, so foreign buyers own outright and register title with the Dubai Land Department. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for owner and family.
Developed by Binghatti with Jacob & Co as design partner. Above-ground works began in February 2025; the project was tracked at about 34.56% complete on 22 December 2025. The original Q2 2026 target has lapsed, and the verified handover target is now 2027, with a developer-fed listing citing April 2027.
The architectural height is 557 metres over roughly 104 to 105 storeys above ground plus seven basement levels. It is marketed as set to become the world's tallest residential tower. We treat that as the developer's stated intention, not an achieved record, because the structure is not yet built or certified.
The tower holds 299 residences, all large: 2-bedroom Sapphire suites and villas, 3-bedroom Emerald homes, Ruby villas, half-floor Sky Mansions and Sky Penthouses up to seven bedrooms. There are no studios or one-bedroom units, which sets it apart from Binghatti's mainstream towers.
Binghatti was founded in 2008 and is registered with the Dubai Land Department as Developer No. 1051. It has a multi-year handover record across JVC, Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and Dubailand, and a genuine fast-build reputation (Dubai Land Department named it Fastest-Growing Real Estate Developer in 2022, a promotional accolade). Self-reported unit and portfolio totals conflict across sources, so we do not state them as fact.
The maison Jacob & Co lends design direction, the faceted rooftop crown concept, the interior themes and the residence naming, including Astronomia and Billionaire Sky. Binghatti develops and builds the tower. Jacob & Co does not develop or own the project.
The plot fronts the Dubai Water Canal. Burj Khalifa and Dubai Mall are about eight to ten minutes by car, Dubai International Airport about fifteen minutes, and Business Bay Metro and Sheikh Zayed Road are a short drive away.
The investment case

Availability
Ownership & how to buy
Business Bay is a designated freehold area, so buyers of any nationality can own a home outright, with title registered at the Dubai Land Department. A purchase at AED 2,000,000 or more supports a renewable 10-year UAE Golden Visa for the owner and immediate family. Off-plan instalments are protected through a RERA-regulated escrow account.
Homes are priced and sold in dirhams, which are pegged to the US dollar. The entry price is AED 8,400,000 for a 2-bedroom Sapphire home, about 1,722,000 pounds at the guide rate of around 1 dirham to 0.205 pounds. Sterling figures are a guide only: a UK buyer's real cost moves with the dirham-to-pound exchange rate.
The payment plan runs 70% during construction and 30% on completion.
Budget for the Dubai Land Department transfer fee of about 4% of the price. There is no UAE personal income tax and no capital gains tax. Service charges apply but are not published for this tower, so we confirm the current rate in writing before you reserve.

The wider picture

Own property in the Gulf's most mature and liquid real estate market.

The benchmark Gulf market is moderating from a record year, and that is precisely when selection starts to matter.

Dubai’s second business district, grown into a dense canal-side neighbourhood one district south of the Burj Khalifa, and now the city’s main stage for branded residential towers.
In detail
The tower stands in Business Bay, Dubai, on a plot fronting the Dubai Water Canal, immediately south of Downtown Dubai. Connectivity is the district's main draw. Burj Khalifa and Dubai Mall are about eight to ten minutes away by car, Dubai International Airport about fifteen minutes, and Business Bay Metro and Sheikh Zayed Road are a short drive from the door. The canal frontage frames the views from the upper residential floors toward Downtown and the water. Business Bay is a designated freehold zone, so a foreign buyer owns the home outright and registers title with the Dubai Land Department.
Among the eight Binghatti towers Omnia tracks, this is the branded flagship and the tallest by a wide margin. Where Binghatti's core towers in Al Jaddaf (Ghost, Ivory, Starlight) and JVC (Royale) run from studios and one-bedroom homes upward at mainstream Dubai price points, and where Skyrise in Business Bay is a three-tower studio-to-3-bedroom scheme, Burj Binghatti Jacob & Co is a single 557-metre supertall of only 299 large homes with no studios and no one-bedroom units. It also differs from the group's other two branded towers: the Bugatti Residences and the Mercedes-Benz Places carry automotive design partners, while here the partner is the jeweller and watchmaker Jacob & Co. The bed range starts at two bedrooms and rises to seven, with a vertical ladder of Sapphire suites and villas, Emerald homes, Ruby villas, half-floor Sky Mansions (including Ruby, Fleurs de Jardin and Diamond Sky Mansions) and Sky Penthouses (including Astronomia and Billionaire Sky).
Binghatti is an established Dubai developer, not a new entrant. Dr. Hussain BinGhatti Aljbori founded the company in 2008; his son Muhammad BinGhatti is Chairman and the group's head of architecture, Katralnada BinGhatti is Chief Executive Officer, and Ahmed BinGhatti is Vice-Chairman. It is privately held and family-owned, registered with the Dubai Land Department as Developer No. 1051, and has a multi-year handover record across several Dubai freehold communities, most heavily Jumeirah Village Circle, plus Business Bay, Al Jaddaf, Dubai Silicon Oasis, Liwan and the wider Dubailand area. It is genuinely known for a high launch cadence and rapid construction; the Dubai Land Department named it Fastest-Growing Real Estate Developer in 2022, which is a real but promotional accolade rather than an independent performance metric. Precise headline totals for units delivered, project count and portfolio value are self-reported and conflict across sources, so we do not state them as fact. On this project, Jacob & Co is the design and brand partner only: Binghatti develops and builds, while Jacob & Co provides the design direction, the faceted rooftop crown concept, the interior themes and the residence and penthouse naming. Jacob & Co does not develop or own the tower.
The residences are large throughout. The 2-bedroom Sapphire suites and villas run from about 299 to 310 square metres (roughly 3,214 to 3,337 square feet), the 3-bedroom Emerald homes about 303 to 306 square metres (roughly 3,264 to 3,299 square feet), the 4 to 6-bedroom half-floor Sky Mansions about 648 square metres (roughly 6,976 square feet), the 5-bedroom Sky Penthouses about 1,097 square metres (roughly 11,807 square feet), and the largest 7-plus-bedroom Sky Penthouse about 2,087 square metres (roughly 22,469 square feet). Sapphire and Emerald homes occupy a quarter floor each; the Sky Mansions occupy a half floor. The interior language follows Jacob & Co's design themes. Building amenities include an infinity pool, a spa and sauna, a gymnasium, a lobby lounge and a full service layer of concierge, butler, private chef and chauffeur services, valet and dedicated parking, housekeeping, day care and 24-hour security. Per-type sizes vary slightly between sources, so we confirm the exact area on your chosen floor before reservation.
The honest investment picture is a long-dated off-plan one. As of late June 2026 the tower is under construction and materially behind its launch-era target: above-ground works began only in February 2025, the project was tracked at about 34.56% complete as of 22 December 2025, and the original Q2 2026 handover has lapsed, with the verified target now 2027 (a developer-fed listing gives April 2027). A 557-metre supertall at roughly one-third complete at the end of 2025 could not have delivered in mid-2026, so the earlier on-track framing was internally contradictory. We do not quote rental yields, capital-growth projections or sold-out percentages, because the credible figures for those do not exist for an unfinished building. The freehold tenure, the no-income-tax and no-capital-gains-tax position, and the Golden Visa threshold at AED 2,000,000 are real and durable. Against them, weigh delivery and timeline risk on a complex supertall, the dirham-to-sterling exposure, Dubai's large handover pipeline through 2027 as a supply-side counterweight, an unpublished service charge, and the branded-price question on resale. Omnia represents you, not the developer, and will put every number in writing before you commit.
