VA Group in Muscat

VA Group is an international real estate developer whose work runs from concept and design through to delivery. In Oman it is building Al Yazan, a new residential address on the Muttrah waterfront in Muscat, with Oman Tourism Development Company (OMRAN Group) inside the Port Sultan Qaboos Waterfront Masterplan.

Muttrah is Muscat’s historic harbour quarter: the Corniche, the dhows and Muttrah Souq, with the mountains close behind. The Phase 1A fact sheets name Muttrah Pier LLC, part of VA Group, as the developer and seller, which is the name a buyer will see on the purchase documents.

Al Yazan Phase 1A: 169 residences in two towers

The first release is 169 residences across Tower A and Tower B, two buildings of ground plus 14 floors. Homes run from 45 m² studios and one to three bedroom apartments of 55–169 m² to four bedroom penthouses of 229–250 m² and garden duplexes of 149–207 m² with private gardens of 107–153 m². All are sold unfurnished, and estimated completion is the first half of 2029.

Freehold homes are offered to Omani and international buyers, as Al Yazan sits within an Integrated Tourism Complex. Planned facilities include a pool, children’s play areas, a yoga and relaxation zone, coworking space, a sports zone and barbecue areas. Later phases of the wider masterplan add a waterfront promenade, a large courtyard park and retail streets.

Al Yazan Phase 1A sets out every residence type with its sizes, the three payment plans and the waterfront setting. Tower A and Tower B each have their own page for buyers who already prefer one building. The 169 homes are counted across the whole phase, not per tower.

Al Yazan payment plans

Every plan starts with 20% on reservation. The construction milestone plan leaves 30% for handover, the 50/50 plan leaves 50%, and the monthly plan spreads 27 payments of 2% before 26% at handover. Prices are on request: Omnia obtains the current quotation for a specific home from the developer, and the calculator on the Phase 1A page shows how each plan spreads a quoted price.
