Kolašin Valleys

Kolašin Valleys is the sales brand for a planned ski resort in the Bjelasica mountains of northern Montenegro, near the town of Kolašin. The developer is Gener 2, an established construction group based in Tirana, Albania, building through its local company Ski Resort Kolašin 1600 under a 90-year lease from the Government of Montenegro: the land stays with the state, and a buyer takes freehold of the apartment. Ecosign, the Whistler firm behind Whistler Blackcomb, Davos and Courchevel, drew the masterplan in 2011 and is the planner, not the developer. The honest position for a buyer is that this is early-stage. As of mid-2026 one building is operational, the 116-room Swissôtel Resort Kolašin under the Accor brand, which opened in January 2024 on the higher 1600 plateau, alongside roughly 45 to 50 kilometres of runs and about six lifts. The wider plan, often quoted as around 23 hotels and scores of chalets with well over 100 kilometres of runs across two villages, is a target for 2030 and is largely unbuilt, so the residences selling now are off-plan and the case rests on Gener 2 delivering the rest over the coming years.
